Golden visa program
It is a program that enables non -EU nationals and their family members to obtain permanent residence permit in Greece
Who is eligible for Greece golden visa program :
Eligibility criteria are:
-You must be over the age of 18
-You must not have a criminal record in any country
-You must purchase a real estate property worth at least 250.000
To whom it can be extended :
The golden visa program can be extended to include all family members (spouse and children under 21 years of age) and parents of the investor and the spouse

Benefits
It is the cheapest program of permanent residency in Europe. You can live and invest in Greece but not as an employee but as a bussinessman or a share holder of a company. You can also have access to greek education. There are no requirements to live in Greece for any duration in order to renew the residence permit. It enables visa free travel to all countries of the Schengen zone for up to 90 days in each 6 months period.
Duration :
The residence permit is issued for 5 yeras and can be renewed for an equal duration each time provided that the real estate property remains in the ownership and possession of the non EU investor
Greek citizenship :
You must live in Greece for at least 7 years before being eligible to apply for citizenship. In addition, you must also be able to prove you have ties to the country and knowledge of the greek language and culture at least on a basic level.
The residence permit is practically granted for a life time with consecutive 5 -year renewals provided that the applicant still be in full ownership and possession of the investment

The program΄s qualifying options regarding real estate is as follows :
-250.000euro specialized real estate investment allocated towards the conversion of commercial properties into residential one or restoration of listed buildings regardeless of location or size
-400.000 euro for purchase of properties in Greece the investment must be made in a single property with a minimum size of 120 sqm
-800.000 euro for the purchase of properties in Athens, Thessaloniki and islands with more than 3.100 inhabitants
Greece from August 2023 had doubled the golden visa limit to 500.000 euro from 250.000 euro applicable to properties in certain areas of the country. The new limit applies to property purchase in the central, northern and southern sectors of Attica, on Mykonos, Santorini and Thessaloniki.
The above permit may be renewed for an equal duration, each time, provided that the real estate property remains in the ownership and possession of the third-country national.
